Tenant-Related Self Storage Crisis Management

There are several steps you can take as a self storage owner operator to prevent or mitigate a tenant-related crisis before it happens. Here are helpful preventative tips that I’ve learned from my 13 years of facility management experience that can help prevent or mitigate tenant-related crises at your facility.

Criminal Activity

  • Most leases address the owner’s rights in cases of suspected criminal activity. Owners have the right to enter units for emergency issues. Double-check your facility’s tenant leases to make sure this right is clearly outlined.

Death By Suicide/Murder

  • Conduct daily walk-throughs so your facility’s staff can report a situation as soon as possible.
  • Immediately contact the local authorities if a tenant or someone else is found deceased in your facility. Unfortunately, death by suicide can happen in self storage facilities.
